The requirement for an Energy Performance
Certificate (EPC) has been set by a European Directive
which all member states have to implement. Housing in
this country is known to use 27% of energy consumed.
Small increases in the energy efficiency of millions of
properties will result in a significant overall
reduction in energy usage.

An inspection for an EPC will reveal the
key information that affects the energy efficiency of a
property. For example the depth of insulation in the
roof will be recorded, as will the boiler type and its
controls. All the data is entered into the ‘RDSAP’
program that calculates the energy efficiency and
produces an easy to read scale.
The energy rating can be compared to ‘miles per gallon’
of a car for a typical driver. The report includes
energy saving measures that can reduce household bills.
These include general advice and property specific
recommendations. |

The proposed measures are recommendations
only. A guide price is given against each specified
measure. The dwelling’s verall efficiency is shown on a
colour bar similar to that seen on a new household
appliance. The potential rating if the report’s
recommendations are taken up is also shown. Similarly,
the reduction of damage done to the environment is also
indicated by the bar chart showing CO2
emissions. |
